Every single foundation wall will most likely have a crack. This is do to settling, stress, or a shrinkage crack. Shrinkage cracks happen when the home is being built and during the curing process, cracks can develop. During this process it's normal for cracks to develop. Having said that not every crack is the same. Some cracks are hairline shrinkage cracks, these cracks will seldom cause your homes foundation any type of problems. All leaky cracks will need to be repaired no matter how big or small. While others may not, depending on the severity of the cracks and the cause of the cracking.
Even if a crack isn’t leaking, it’s still a good idea to have it sealed and repaired. Eventually most cracks will leak at some point and seep water through the foundation. There are some rare exceptions where very minor hairline cracks will most likely never leak water, these are called hairline shrinkage cracks.
Structural foundation cracks wider than 1/8″ MUST to be repaired. Diagonal foundation cracks at each end of the wall usually indicate excessive structural stress. Horizontal foundation cracks also indicate excessive structural stress. We have the tools and resources to repair all types of cracks. Make sure to give us a call, since a structural crack may indicate current foundation settlement and or external lateral inward pressure from the ground. Waterproofing companies DO NOT warrant cracks that have or will continue to settle. Your crack repair “Lifetime Warranty” is void due foundation settlement. Our foundation repair products cover all your cracks including structural cracks when we perform structural repair to your foundation.
Buyer beware if your crack repair needs more than a simple crack repair using epoxy, or polyurethane. Many waterproofing companies claim to fix a structural problem by sealing a crack. They bring up the comprehensive strength of an epoxy. They will say numbers like "12,000 psi", (sounds fancy) more powerful than concrete. A serious structural repair problem needs more than the attention of a simple epoxy crack repair. We know when it's a serious foundation problem and when it just a simple crack repair.
Block, stone or brick foundations are not as common but many homeowners still have beautiful homes with these types of foundations. In many cases waterproofing companies will not have a solution for your water seepage problem and or structural foundation problem. They will either direct your attention to a professional foundation repair company (if they are honest) or they'll just try to cross-sell or up-sale you with products that makes no sense to your foundation problem. Foundation Crack Repair Solutions
Foundation cracks can be repaired either from the inside or the outside of your foundation wall. Most cracks can easily be repaired from the inside. The preferred method to repair a crack is from the inside if using the epoxy / urethane injection method. The main reason is temperature consistency.
When the crack is exposed in an unfinished basement we can easily repair the crack from the inside using Epoxy / Urethane Injection. This type of method is the most effective way to stop water seepage in crawl space or basement foundation walls. The two step process ensures a clean, safe, and healthy way to waterproof a crack by pasting epoxy onto the surface of the crack. Injecting urethane through the crack until it fills the crack entirely including the outside surface area. (If a crack is behind paneling or drywall, we will remove the drywall and studs to repair crack from inside.)
To repair a crack from the outside (if obtrusive to repair form inside), we will dig out a hole (by hand or mini excavator) all the way down to the footing. Including exposing footing. We only repair crack(s) from the outside if it is absolutely necessary to do it from the outside. After exposing the crack, we clean it with a wire brush. Place tar and reinforced fiber plastic, from top of the foundation crack all the way down to the bottom including the footing. Using this waterproofing system is best practice (waterproofing reinforced fiber membrane) when sealing a crack from the outside. We can also waterproof your entire foundation wall from the outside using this practice. The water leaks through your foundation wall will stop and dry up. In fact this is a best practice procedure to waterproof a crack or entire foundation wall. Our transferable foundation repair warranty will give you and your family peace of mind for years to come.
